The Survey
To most purchasers the house will be the
biggest financial investment they will
ever make, so, for peace of mind, before you go ahead and commit yourself
legally,
there are certain questions you should ask:
(1) Is the price I have agreed reasonable?
(2) Are there any drawbacks I don't know about?
(3) If so, what do I need to do about them?
Commissioning your own survey is the simple economic way to avoid
unpleasant and costly surprises after moving in and in many cases a
surveyors report may enable you to renegotiate the price.
Our surveyors are fully qualified members of the Royal Institute of
Chartered Surveyors, locally based and providing we are not selling the
property concerned, in a position to provide you with all the advice you
need to make a reasoned and informed judgement on whether to proceed.
There are three types of report available:-
Valuation
A valuation inspection
is usually designed to confirm to a Bank or Building Society whether or
not the property represents suitable security for the mortgage you may
want. It might recommend a retention of part of the loan until certain
essential repairs have been carried out. You should be aware that it is
based upon a limited and brief inspection of the property and should
certainly not be used as the only basis for deciding whether or not to
buy. |
